With house affordability being one of the biggest factors for new homeowners wanting to make their first step on the real estate ladder, more and more have started paying attention to South Delta. Tsawwassen has been growing rapidly with multiple residential developments happening. It is a great option for those looking to retire or young families with active lifestyles. Whether you enjoy relaxing on the beach or paddle boarding, Tsawwassen truly has something for everyone to enjoy!
The name Tsawwassen is derived from the Halkomelem word sc̓əwaθən, meaning “land facing the sea”. The surrounding lands are considered the ancestral home, and traditional lands, of the Tsawwassen First Nation, a Coast Salish people, who are believed to have lived in the area for over 4,200 years. Located on the northern end of a peninsula, flanked by the Strait of Georgia to the west and Boundary Bay to the east, Tsawwassen is a seaside neighbourhood that is popular for family outings, surfing, cycling, and walking along scenic marsh trails; a bird enthusiast’s paradise.
These trails are ideal for jogging or walking — and perfect for watching the sunrise or sunset over the ocean.

Newcomers to the area have summarized that Tsawwassen provides the perfect suburban life without sacrificing convenience.
There is everything you need in this seaside town between Tsawwassen Mills and the small businesses in the Town Centre. For groceries, you have the big chains (Thrifty Foods, Walmart and Save On Foods) as well as small local, artisan grocers and seasonal famer’s markets. This blend of big chain and local run businesses is prevalent in all industries from home décor, fashion, and restaurants to give you the best of both worlds.
Aptly named “Sunny Tsawwassen” the sunny days are plenty here, which is ideal for those who enjoy an active, outdoor lifestyle. If you’re a beachgoer and/or enjoy being close to stunning scenery, this is the town for you! And if you do need a change of scenery, you have BC Ferries Tsawwassen Terminal on your doorstep so you can easily connect to Victoria, Nanaimo, and the Southern Gulf Islands. Perfect for those last minute mini breaks or local vacations.
In terms of real estate – in short, you will get more for your money here. True, there is more leasehold land here, and depending on your lifestyle and goals the cheaper leasehold may not be suitable for you. However, the good news is that most of the leasehold near Tsawwassen Mills started in 2019 (or later) and so there are plenty of years left in the prepaid 99-year lease.
